Water Heater Inspection

Regular inspections of the systems of your home can help prevent issues and extend the lifespan of many components of your home. This article will help with inspecting the water heater, normally this appliance is overlooked until a major problem arises.


First, visually observe the water heater, check for any leaks, rusting or corrosion build up. Keep clear at all times and keep clean of any clutter or dirt that can build on top especially when in a garage or area that can accumulate dust or dirt easily.


Turn on hot water and listen for any weird noises from the water heater. Popping or banging sounds could indicate that the water heater may be past due for a maintenance.


Visually observe and the temperature pressure relief valve and test it by lifting the lever. There should be a small amount of air or water released. If nothing happens after lifting the lever it may be time to replace the tpr valve.


Check the temperature of the hot water during its operation. The typical recommended water temperature is 120 degrees, for safety and energy efficiency.


Draining and flushing the tank can help to flush out the sediment build up. This can be especially important to do in our local area here in Ocala, Florida area and the surrounding areas. This area is known to have hard water conditions.


During a full home inspection or a four point inspection it is important to hire an experienced and certified professional home inspector to identify any major defects or safety hazards with the water heater.
